05The neighborhood

The far west side of the metro along Hiawassee Road and Clarcona-Ocoee Road: quiet subdivisions, quick SR-429 and SR-408 access, and the closest of our areas to Wekiwa Springs and the west-side hospitals.

Hiawassee is a residential community in unincorporated Orange County, west of Pine Hills along Hiawassee Road between Silver Star Road and Clarcona-Ocoee Road. It is the furthest west of our neighborhoods, which buys quiet streets and quick access to the SR-429 beltway for Apopka, Ocoee and the western suburbs, while SR-408 still delivers downtown in under 20 minutes.

07House rules

NO SMOKING Smoking is prohibited inside the home and within a 50-foot radius of the house. Smoking on the property will result in a smoking fee of $150
GUESTS Guests are only allowed a maximum of 2 visitors for the entire duration of the stay. Under no circumstances will visitors be allowed to stay the night. Violation of this rule can result in an additional fee of $100 per additional guest.
PARTIES Parties, gatherings, and functions of any kind are strictly prohibited on the Airbnb property
PET FEE We are a dog friendly property so we welcome pets. Here are some basic rules: Please add your pets on reservation. Please do not let pet on furniture. Please let your pet out so as to avoid accidents. If there is an accident, please clean up immediately and also report so that thorough cleaning may occur. If you report to the property with a pet and did not disclose on the reservation, an additional $20 will be added to the initial pet fee.
RESTRICTED AREA Guests are prohibited from entering and using the outdoor backyard. Under no circumstances will guests be allowed to enter these areas.
LATE CHECK-OUT FEES: An un-scheduled late check-out affects future guest reservations and housekeeping schedules. While we understand the desire of some guests to stay beyond our standard check-out time, please also understand that we need ample time to prepare our property for the next guests.
In the event you need a late check out, please communicate with us and if anything may be accommodated we will be happy to discuss.

In the event a guest stays beyond their original scheduled check-out time, we will be forced to charge a late check-out fee equivalent to one-night’s stay based on our current nightly rate. This fee will cover the re-scheduling of our housekeeping staff, and potential lost income from missed bookings. We hope for your kind understanding on this matter, and we truly appreciate your cooperation.
BATHROOM Do NOT flush anything other than waste and toilet paper down the toilet- no feminine products or baby/facial wipes. If a plumber has to be called during your stay or on the day of checkout and it is determined that a blockage occurred you will be charged $200
FAILURE TO NOT FOLLOW RULES: Breach of any of these house rules is a breach of the terms and conditions of occupancy. We reserve the right to evict any guests or visitors from the property who refuse to follow these house rules. In any case, please use common sense while staying in our home. If you’re unsure about any house rules and require further clarification, please feel free to reach out.
28+ BOOKED GUESTS: For guests with stays longer than 28 days, a short term rental agreement is signed prior to check in date, which contains additional terms and conditions that are considered an addendum to these house rules.

08Worth knowing before you book

• A duplex on a residential court in a working-class neighborhood, not a resort
• One side of a two-unit building; the other unit is a separate home
• No pool
• Bedrooms are furnished simply: a bed, a lamp, a fan, a mirror, and in two of them a desk
• Smoking is not allowed inside or within fifty feet of the house
