Crew Housing in Orlando for Contractors

How to house a work crew of three to fourteen in Orlando by real beds: which homes fit which crew, where the 2026 and 2027 job sites are, and company billing.

Inside the house at Meet. Play. Stay., a Libema home in Orlando

Crew housing in Orlando works best when each crew gets a whole furnished house: one agreement for the company, one rate for the house, a real bed for every worker, and a kitchen and laundry under the same roof. We rent thirteen furnished houses on the west, northwest and downtown edges of Orlando, by the night, the week or the month. Counting real beds, a crew of three to six fits in one of our houses, a crew of seven to ten fits in two houses in the same neighborhood, and a crew of eleven to fourteen fits in three.

This guide is for whoever has to find those beds: the superintendent, the project manager, the office manager or the crew coordinator with a start date in Orlando and a list of names. Drive times in it are by road without traffic, taken from our drive-time data for each house. Our contractor and work crew housing page has the short version, and our page for companies, agencies and insurers keeps the billing details in one place.

Why a whole house suits a working crew

A hotel sells a crew by the room. Six workers means three to six rooms, as many key cards, a nightly rate on each, and a breakfast window that may open after the crew has already left for the site. A house is one front door and one rate for everyone inside it. The crew comes home to the same kitchen, the same living room and the same driveway every night of the job, and the foreman knows where everyone is at the end of the day.

Every one of our thirteen homes has a kitchen, so lunches get packed the night before and dinner can be a pot on the stove at most of them. The kitchens differ from house to house, and the kitchen section below names what each recommended home lists. All thirteen homes have a washer and dryer in the house, so work clothes go into the machine the same evening they come off, and several listings describe full-size machines.

Twelve of the thirteen homes list free parking on the premises, and the photos at Piedmont and The Clue House show private driveways. Tell us how many trucks and trailers are coming and we'll confirm what each driveway holds.

Eight of the homes list a workspace, which gives the foreman a place for timesheets, drawings and the evening call with the office. Eleven list room-darkening shades, which helps when part of the crew works nights and sleeps through the afternoon. Wi-Fi comes with every stay, so the timesheet app and the video call home both work from the first night.

Counting real beds

The ‘sleeps’ number includes sofa beds and air mattresses; for crews we match by real beds. A real bed here means a king, a queen, a double or full, a single or twin, or one bunk. Adults working long days on a site want one each, so the list below shows real beds as each home's listing records them room by room, next to the sleeps figure you see on the listing.

  • The Clue House: six bedrooms, three bathrooms. Six real beds: a king, two queens and three doubles. One bedroom has no bed listed. Sleeps fifteen with a sofa bed, an air mattress and two couch beds.
  • Piedmont: four bedrooms, three bathrooms. Four real beds: a king and three queens, one per bedroom. Sleeps fourteen with a couch bed and a sofa bed.
  • Meet. Play. Stay.: three bedrooms, two bathrooms. Four real beds: a king, a queen and a room with two doubles. Sleeps nine with a couch bed.
  • Entertainment Home: three bedrooms, two bathrooms. Four real beds: a king, a room with two doubles and a room with one double. Sleeps eleven with an air mattress and two couch beds.
  • Amelia’s Arena Retreat: four bedrooms, two bathrooms. Four real beds: a king and three queens, one per bedroom. Sleeps eight with a couch bed.
  • WinterPark Home: three bedrooms, one bathroom. Four real beds: a king, a queen and a room with two doubles. Sleeps eight with a couch bed.
  • Wekiwa Home: two bedrooms, two bathrooms. Three real beds: a king and a room with two doubles. Sleeps six.
  • Game Day Getaway-Downtown Orlando: four bedrooms, two bathrooms. The listing text describes eight beds, including a bunk room and a king bedroom; send us your crew list and we'll confirm the room-by-room layout.
  • BlueEarth, Cozy Home, City and Stadium Sanctuary Vibes and Downtown & Stadium Cozy Retreat: ask us for the room-by-room list before you plan around them. Downtown & Stadium Cozy Retreat's photos show a bunk room with two bunks that sleeps four.

Who books crew housing with us

The person who calls us about a crew is rarely the person who sleeps in the beds. It is usually someone in the office or the lead on the job: a superintendent with a start date, a project manager balancing a housing line in the budget, or a coordinator who has been handed six names and a site address. Construction, utility and installation crews come to Orlando in groups and stay for the length of a job, and touring and event crews come in for a week at a time.

We've mapped drive times to several local contractors. The corporate housing hub has a page for each: Buena Vista Construction Company in Lake Buena Vista runs 23 to 36 minutes from our homes, Jr. Davis Construction Company in Kissimmee runs 26 to 38, and Mechanical One in Altamonte Springs runs 10 to 25. If your crew is headed to one of the large public projects, the next sections cover those sites by name.

Counts as published in each home's own listing; sofas are not counted as beds.

The table above shows bedrooms, bathrooms and sleeping capacity as each listing publishes them. For a crew, start from the real-bed list and the reviews. The homes below are the ones we suggest first, in order of how guests have rated them.

A crew of three

Wekiwa Home in Hiawassee has a king bedroom, a second bedroom with two doubles and two bathrooms, so three workers each get a bed and nobody waits long for a shower. It carries a 4.61 rating across 45 reviews and runs about 17 minutes to downtown Orlando and 18 to Wekiwa Springs State Park for a day off.

A crew of four

Meet. Play. Stay. in Malibu Groves holds a 5.0 rating across 39 reviews. It has a king room, a queen room and a room with two doubles, two bathrooms, a laptop-friendly workspace and a game room for the evenings. It runs about 9 minutes to downtown and 6 to Camping World Stadium.

Entertainment Home in Pine Hills carries a 4.67 rating across 119 reviews. It has a king room, a room with two doubles and a room with one double, two bathrooms, a garage and a bonus room the listing calls the Sky Room. It runs about 11 minutes to downtown and 8 to the stadium.

Amelia’s Arena Retreat in Parramore, on the western edge of downtown, has four bedrooms with one real bed in each, two bathrooms and a 4.86 rating across seven reviews. It suits a crew of four who each want a door that closes, and it runs about 7 minutes to downtown and 4 to the stadium.

Piedmont in Washington Shores is the house we reach for when the trucks matter as much as the beds. It has four bedrooms with a king or a queen in each, three bathrooms, a laundry room with full-size machines, a laptop-friendly workspace and a long private driveway in its photos. It carries a 4.53 rating across 31 reviews and runs about 7 minutes to the stadium, 11 to downtown and 13 to Lockheed Martin's Sand Lake Road site. Three bathrooms for four workers is a comfortable ratio on a 5 a.m. morning.

WinterPark Home in Lockhart also has four real beds, with one bathroom, a 4.55 rating across 97 reviews and about 13 minutes to downtown. It is a good fit for a crew of four working north of the city, since Mechanical One's Altamonte Springs office is about 10 minutes away.

Bathrooms per worker

Beds decide whether a crew fits; bathrooms decide how the morning goes. Our rule of thumb is two to three workers per bathroom on a job with a fixed start time. Wekiwa Home gives three workers two bathrooms, Meet. Play. Stay. and Entertainment Home give four workers two, Piedmont gives four workers three, and The Clue House gives six workers three. WinterPark Home, with one bathroom for four, suits a crew with staggered start times better than one that all leaves at 5:30.

The Clue House for a crew of five or six

The Clue House in Pine Hills and Rosemont has six bedrooms, and it is the house we suggest first for a crew of five or six under one roof. It carries a 4.71 rating across 70 reviews, and Brookes, who stayed in February 2026, wrote that the house "met all of our needs and accommodated the amount of people we had."

Room by room

  • Bedroom with a king bed, which also lists an air mattress.
  • Bedroom with a queen bed, which also lists a sofa bed.
  • Bedroom with a queen bed.
  • Bedroom with one double bed.
  • Bedroom with two double beds.
  • A sixth bedroom with no bed listed. Ask us what is in it before you count on it.
  • Three bathrooms, and a living room with two couch beds.

That is six real beds across five bedrooms. A crew of five gets a room each. A crew of six puts two workers in the room with two doubles, each in their own bed. The rooms are decorated around the board game Clue, a theme some crews ignore and others enjoy after a long day.

For the working side of the stay, the photos show a stocked kitchen with a stainless range and granite counters, a dining room with seating for group meals, an in-home laundry with stocked shelves and a desk area for the foreman's paperwork. The house lists a stove, an oven, a dishwasher and a coffee maker. It runs about 11 minutes to downtown Orlando, 8 to Camping World Stadium, 21 to the Orange County Convention Center and 33 to Orlando International Airport.

If the job brings a sixth or seventh person for a few weeks of overlap, the sofa bed and the couch beds are there for a short stretch, but plan the long job around the six real beds.

Splitting a crew across two or three houses

Past six workers, the answer is two houses in the same neighborhood. Two houses bring more bathrooms, two kitchens and two washers, so the morning and the evening both move faster, and they let you separate a day crew from a night crew or give the supervisors a quieter house for paperwork.

A sample room plan for a crew of nine

Here is how we would house a crew of nine on a four-month job, using two well-reviewed houses in Pine Hills: The Clue House and Entertainment Home.

The Clue House, six workers.

  • King bedroom: the lead hand for this house.
  • First queen bedroom: one worker.
  • Second queen bedroom: one worker.
  • Double bedroom: one worker.
  • Bedroom with two doubles: two workers, one bed each.
  • Three bathrooms for six people, with a shower order set on the first night.

Entertainment Home, three people.

  • King bedroom: the foreman.
  • Bedroom with one double: one worker.
  • Bedroom with two doubles: one worker, with the second double free for a replacement during a rotation overlap.
  • Two bathrooms for three people, the garage for tools that should not sit in a truck bed overnight, and the Sky Room as the foreman's office.

The two houses run the same drives: about 8 minutes to Camping World Stadium, 11 to downtown, 21 to the convention center and 33 to the airport from each. That means both halves of the crew can leave for the site at the same time and arrive together. If you would rather keep everyone on the west side, Meet. Play. Stay. with four real beds and Piedmont with four make a two-house pair for a crew of up to eight.

One big house or two smaller ones

For a crew of five or six, both options work, and the choice comes down to how the crew runs. One house keeps everyone on one schedule, one grocery list and one truck plan, which suits a tight crew on a short job. Two houses cost a second agreement but give more bathrooms, a second kitchen and a quieter evening for whoever does the paperwork, which suits a longer job or a crew that splits into shifts. Tell us how your crew works and we will price both.

Eleven to fourteen

For a bigger crew, add a third house. In Pine Hills, Cozy Home sits with The Clue House and Entertainment Home; its listing describes a king bedroom, a room with two full beds and a room with one full bed, so the three houses together come to fourteen real beds. In Washington Shores, Piedmont, Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes sit close to Camping World Stadium; ask us for the room-by-room list for the last two and we will total the real beds for your crew. Downtown & Stadium Cozy Retreat in Pine Hills adds a bunk room for four if your crew is happy on bunks.

The Pine Hills and Northwest Orlando guide and the Washington Shores and West Orlando guide cover each cluster's groceries and errands, and the Pine Hills and Washington Shores neighborhood pages show which homes sit where.

  • Camping World Stadium. A $400 million renovation funded by the county's Tourist Development Tax began on December 8, 2025 and is scheduled to finish in summer 2027. Barton Malow and AECOM Hunt are the construction manager, DLR Group is the design architect, and events continue at the stadium during the work.
  • Orlando International Airport. In January 2026 the airport authority put its capital program at $5.9 billion for fiscal years 2025 to 2030, including two multistory garage expansions targeted to open in 2030 with about 8,000 more public spaces. In September 2026 it approved an update with a net increase of $934.6 million, covering at least seven new gates at Airside 2, new baggage facilities, renovations at Terminals A and B, and airfield pavement.
  • Orange County Convention Center. The $560 million Grand Concourse expansion of the North-South Building adds 44,000 square feet of meeting space and a 100,000-square-foot ballroom. The groundbreaking was celebrated in December 2025, and completion is expected in 2029.
  • I-4 interchanges. FDOT's I-4 Beyond the Ultimate work at Sand Lake Road has a construction-phase diverging diamond in place and opened a new loop ramp to Turkey Lake Road in May 2026. FDOT expects both the Sand Lake Road and the Apopka-Vineland Road interchanges to finish in 2027.
  • AdventHealth. A 14-story patient and surgical tower on the main Orlando campus, a $660 million project inside a broader $1 billion investment, opens in phases with the first by 2030, according to Central Florida Public Media. In Lake Nona, AdventHealth's ten-story, $423 million hospital was reported as nearing completion in September 2025.
  • Walt Disney World. Disney has announced that Tropical Americas at Disney's Animal Kingdom opens in 2027. Its August 2026 update on Villains Land at Magic Kingdom shared new details without an opening date.

A stadium rebuild, a hospital tower and an airport program all run for years, and each one brings different trades through in different months. Tell us which site and which phase your crew is on, and we will match the house to that site.

Drive times to the stadium and downtown

For a crew on the stadium job, our west-side homes sit a few minutes away. City and Stadium Sanctuary Vibes and Game Day Getaway-Downtown Orlando are 2 to 3 minutes from Camping World Stadium, Amelia’s Arena Retreat about 4, Meet. Play. Stay. about 6, Piedmont about 7, and The Clue House and Entertainment Home about 8.

Minutes by road without traffic, from the drive-time matrix.

On a site where parking is tight, a house that close can mean one truck runs the crew over and the rest stay in the driveway. The same homes also put a crew near the rest of the downtown work. Downtown Orlando's City Hall runs 6 to 17 minutes from our homes, the Kia Center 6 to 17, and Orlando Health's downtown campus, ORMC, 5 to 18. If your crew is working for one of the downtown employers we have pages for, the Orlando Health and City of Orlando pages carry the drive from every home.

The stadium neighborhood is a pleasant place to end a workday. Lake Lorna Doone Park, just north of the stadium, has a walking loop, outdoor fitness stations and basketball courts, and it sits close to City and Stadium Sanctuary Vibes. For a meal out, Nikki's Place on South Orange Blossom Trail has served soul food since 1999, less than a mile from the stadium, and downtown's restaurants on Church Street are a few minutes east.

The Central Florida Fairgrounds, where the Orlando Amphitheater sits, are about 3 to 4 minutes from The Clue House, Entertainment Home and Meet. Play. Stay., worth knowing if your crew is building or striking a show there.

Drive times to the airport, the convention center and Sand Lake Road

The airport, the convention center and the Sand Lake Road interchange run a little longer from our homes than the stadium does, and the table at the end of this section puts all three side by side.

Terminal C at Orlando International Airport

Orlando International Airport runs 26 to 39 minutes from our homes. City and Stadium Sanctuary Vibes and Game Day Getaway-Downtown Orlando are about 29 minutes away, Amelia’s Arena Retreat about 30, Meet. Play. Stay. about 31, and Piedmont, The Clue House and Entertainment Home about 33. If your crew is working for one of the carriers based there, the Southwest Airlines and JetBlue pages list every home's drive.

The Orange County Convention Center runs 18 to 31 minutes: about 19 from Meet. Play. Stay., 20 from Amelia’s Arena Retreat, Piedmont and City and Stadium Sanctuary Vibes, and 21 from The Clue House, Entertainment Home and Game Day Getaway-Downtown Orlando. The center is also where show-build and exhibit crews work a week at a time, and our page on whole houses for convention and trade-show teams covers that kind of stay.

Lockheed Martin's Sand Lake Road site is a useful marker for the interchange work, and it runs 11 to 24 minutes from our homes: about 13 from Amelia’s Arena Retreat, City and Stadium Sanctuary Vibes, Game Day Getaway-Downtown Orlando and Piedmont, and 15 from Meet. Play. Stay.. Our Lockheed Martin page has every home's figure.

Typical road-routing times without traffic; Orlando rush hours add to the longer routes.

Drive times to the hospitals, Lake Nona and the parks

Hospital campuses keep crews busy for years, and our homes sit close to the downtown ones. AdventHealth Orlando runs 8 to 16 minutes from our homes: about 9 from Amelia’s Arena Retreat, 10 from WinterPark Home, City and Stadium Sanctuary Vibes and Game Day Getaway-Downtown Orlando, and 12 from The Clue House and Meet. Play. Stay.. The AdventHealth page lists the rest. Orlando Health's downtown campus is close as well: Arnold Palmer and Winnie Palmer hospitals run 4 to 19 minutes from our homes, about 9 from Amelia’s Arena Retreat, City and Stadium Sanctuary Vibes and Game Day Getaway-Downtown Orlando and 11 from Meet. Play. Stay., which helps a crew doing facilities or renovation work there on a night schedule.

Lake Nona is 30 to 40 minutes by road; an early start beats most traffic. Amelia’s Arena Retreat, City and Stadium Sanctuary Vibes and Game Day Getaway-Downtown Orlando are about 31 minutes from the KPMG Lakehouse there, Meet. Play. Stay. about 33, and The Clue House, Entertainment Home and Piedmont about 35. For a crew working there for months, the trade is a longer drive for a house with a real kitchen and a bed for every worker.

The Disney work sits farther southwest. Our homes run 34 to 47 minutes to Magic Kingdom, 25 to 38 to EPCOT and 22 to 35 to Disney Springs, and the Walt Disney World page and the Buena Vista Construction page carry each home's drive.

Universal is closer. Universal Studios Florida runs 12 to 26 minutes from our homes and Epic Universe 14 to 26; Meet. Play. Stay. is about 12 minutes from Universal Studios, and Piedmont about 13. The Universal Orlando page has the full list. Some theme-park work happens overnight; tell us if your crew works nights, and we will point you to the bedrooms that stay darkest by day.

Early starts and tolls

Crew days start early, and the house should make that easy. These are residential streets; a quiet 5 a.m. roll-out keeps the block friendly. Start the trucks without slamming doors or idling, and save the loud conversations for the site. Downtown & Stadium Cozy Retreat lists quiet hours from 10 p.m. to 6 a.m.

Long private driveway with easy access and convenient off-street parking at Piedmont
Long private driveway with easy access and convenient off-street parking · Piedmont

A typical crew morning from one of our houses looks like this: coffee on at 4:45, the first showers at 5:00, lunches out of the refrigerator and into the coolers by 5:20, and trucks rolling at 5:30. On the stadium job, that crew is parked before six; on a Lake Nona or airport job, it is on site before the morning rush builds. Pack the trucks the night before, and the roll-out takes a few minutes instead of twenty.

For a crew leaving before six, the drive times in this guide hold up well. For a crew leaving at 7:30 or coming home at five, Orlando's rush hours add time on the longer routes, so plan the start time around the site's gate hours and the drive.

Tolls are part of most routes. SR-408, SR-429 and the I-4 Express lanes are tolled by transponder or plate. On a job with several trucks, a SunPass or E-PASS transponder in each vehicle in the first week saves money over plate billing for the rest of the stay, and it keeps the receipts clean for the job file. The free lanes of I-4 and the surface roads, Colonial Drive, Orange Blossom Trail and Kirkman Road among them, cover a lot of trips too. Our guide to getting around Orlando for work goes through the highways and which cluster leans on which road.

If your crew is flying in, several of our listings offer to share a trusted rental car company with a discount code; ask us when you book.

Kitchens and groceries for a working week

A crew that cooks eats better, and the kitchens at our recommended homes are set up for it. Here is what each one lists.

  • The Clue House: stove, oven, dishwasher, coffee maker and cooking basics.
  • Meet. Play. Stay.: stove, oven, dishwasher, coffee maker, cooking basics and a kitchenette.
  • Entertainment Home: stove, oven, dishwasher, coffee maker and cooking basics.
  • Amelia’s Arena Retreat: stove, oven, dishwasher and coffee maker, with photos of a cabinet of pots and pans and a coffee station.
  • Piedmont: stove, oven, dishwasher, coffee maker and cooking basics.
  • Wekiwa Home: oven, microwave, dishwasher, coffee maker and cooking basics.
  • Game Day Getaway-Downtown Orlando: oven, microwave, dishwasher and coffee maker, with photos of a kitchen with granite counters next to the laundry.
  • BlueEarth: stove, oven and microwave, with basic kitchen supplies as its listing describes.

If your crew cooks every night, a house that lists a stove and cooking basics is the easy pick; if lunches are bought on site and dinners are simple, the others work well.

Crews that eat well on a long job tend to run the kitchen the same way. One big shop on the weekend, one cook-up night early in the week with enough for several dinners, and a shelf in the refrigerator for each person's lunches. A slow cooker or a sheet-pan dinner feeds six with little cleanup, and the dishwasher listed at most of these houses takes care of the rest. Put two people on dishes each night, rotate the job, and the kitchen stays ready for the 5 a.m. coffee.

Groceries

The Pine Hills homes are a few minutes from the area's international grocers. Presidente Supermarket at 2722 North Pine Hills Road has a cafeteria and juice counter inside, Caribbean Supercenter on West Colonial Drive has anchored Caribbean shopping there for about forty years, and the Walmart Supercenter at 3101 West Princeton Street handles the weekly shop. From the Washington Shores homes the same Walmart is a short drive, and the compact Publix at The Paramount on Lake Eola is a few minutes east. From Meet. Play. Stay. in Malibu Groves, the Publix at Metro West Village on South Hiawassee Road and the Publix on South Kirkman Road are both close.

Meals out

For the nights nobody wants to cook, the Pine Hills area guide points to Island Jam Caribbean Cuisine on North Pine Hills Road for Haitian griot and plantains, and Golden Krust at West Colonial and North Kirkman for Jamaican patties, jerk chicken and oxtail. The Caribbean bakeries along West Colonial serve strong coffee alongside their patties. On the Malibu Groves side, the MetroWest corridor on South Hiawassee Road has Tacos Don Andres, Habibi Lebanese Grill and Marco's Pizza, and Teak Neighborhood Grill off Kirkman Road has burgers and craft beer. For a sit-down breakfast on a day off, the downtown guide lists Christo's Cafe on Edgewater Drive in College Park. Our area guides add the pharmacies and gyms for a crew staying a month or more.

A first-week setup list for the foreman

The first week sets the pattern for a four-month job. This is the list we would hand a foreman on arrival day.

  1. Post the room plan. Assign beds before anyone unpacks, using the room-by-room list we confirmed with your office, and tape it inside the front door.
  2. Walk the house on night one. Find the laundry, the router, the breaker panel if it is accessible, the light remotes and the spot where smoking is allowed, if any.
  3. Read the house rules aloud. Five minutes at the kitchen table saves a phone call later.
  4. Set the shower order. Early starters first, and a time limit everyone agrees to.
  5. Set the laundry rotation. A load per room per evening keeps the machines free for the weekend.
  6. Do the first grocery run together. Coffee, breakfast, lunch makings, ice and coolers for the trucks.
  7. Put a transponder in every truck. Do it before the first toll, so plate billing never starts.
  8. Park to the plan. Use the driveway layout we agreed with your office, so nobody blocks a neighbor or a hydrant.
  9. Ask which day the bins go out. Then put one person on trash duty each week.
  10. Report anything broken the same day. Message us through the booking app; we prefer it, and it keeps a record for your office.
  11. Keep the job file current. Tolls, groceries if the company covers them, and the monthly invoice in one folder.
  12. Check in with the office on Friday. Confirm next week's headcount, any rotation, and whether the job is running long.

By the second week the house runs itself: lunches packed at night, boots at the door, and a quiet roll-out before dawn.

House rules a crew should know

These are the rules a crew should know.

  • Everyone sleeping at the house goes on the booking. Visitors may not stay overnight. Ask us about family visits on a long job.
  • No smoking indoors at any home. At The Clue House, Piedmont, Game Day Getaway-Downtown Orlando and Amelia’s Arena Retreat, smoking is allowed in front of the home with all doors and windows closed, and at Meet. Play. Stay. in the backyard on the same terms. Entertainment Home, WinterPark Home, Wekiwa Home, BlueEarth, City and Stadium Sanctuary Vibes, Downtown & Stadium Cozy Retreat and Fruit Tree Home do not allow smoking within 50 feet of the house, and Cozy Home does not allow it on the property.
  • No parties. The crew eating together is always fine.
  • Leave the router plugged in. At The Clue House, Piedmont, Game Day Getaway-Downtown Orlando, Meet. Play. Stay. and Amelia’s Arena Retreat, the door lock works over the home's internet connection, so the router stays on for the whole stay.
  • Leave the decor in place. The Clue House and Piedmont each have a game built into the house, a Clue mystery at one and a Secret Garden quest at the other, and the furniture and objects are part of it.
  • Light remotes stay on their wall mounts at The Clue House, Piedmont, Game Day Getaway-Downtown Orlando, Amelia’s Arena Retreat and Meet. Play. Stay..
  • Ask before a late check-out, so the next guest's cleaning can be scheduled around it.
  • Stays over 28 days sign a short-term rental agreement before check-in, with terms that add to the house rules.
  • Pets are welcome at all thirteen homes. Add the pet to the booking; the pet fee is confirmed in writing before you commit.

Each home's page lists its house rules and fees.

On a four-month job, these rules are what keep the house easy to live in and the neighbors glad to see the trucks each morning. A foreman who reads them out on the first night and posts them by the door rarely has to think about them again, and if a situation comes up that the rules do not cover, a message through the booking app gets an answer from us.

Billing a crew stay to the company

Crew housing is usually paid by the company, and our paperwork is set up for that. Rates are not published on the site. Send your site address and crew size and we'll reply with a written monthly rate and the drive from each house.

  • The agreement. Written in the company's name with the crew as the occupants, or in the crew lead's name with the company paying, on a signed monthly agreement. One monthly rate covers the whole house.
  • Invoices and receipts. We invoice monthly, with itemized receipts for an expense system or a per-diem report.
  • W-9 and certificate of insurance. Both come on request. Libema carries a commercial landlord liability policy, which is what the certificate documents.
  • Vendor forms. Send your vendor-onboarding form and we will complete it.
  • Net-30. For established companies we bill on net-30 terms under a signed agreement or a purchase order. The first booking is paid up front: a first-time booking settles the first month up front, then bills monthly.
  • Rotations. One agreement can cover a house used by a rotating crew, up to the house's real bed count. When the crew changes, tell us who is arriving and who is leaving so the names on the booking stay current.
  • More than one house. Each house gets its own agreement and its own invoice, with one point of contact for all of them.
  • Extensions. Tell us early that the job is running long and we'll hold the next month where the calendar allows.

Those company terms are for established companies, staffing agencies and insurers. A crew lead booking a few nights on a personal card books the normal way, with an itemized receipt.

For the broader paperwork questions, our coordinator's checklist and corporate housing checklist cover the ground in detail, and our how it works page shows the four booking steps.

Per diem and Florida lodging tax

Government contract work often follows the federal per diem table, and many companies use it as a reference for travel allowances, so the Orlando numbers are worth knowing before you price a job. The U.S. General Services Administration publishes them for Orlando and Orange County, and the federal fiscal year 2027 began on October 1, 2026.

Fiscal year 2027, October 2026 to September 2027

  • Lodging: $145 a night from October through December 2026 and from April through September 2027, and $178 a night from January through March 2027. GSA lists these lodging rates excluding taxes.
  • Meals and incidental expenses: $80 a day, made up of $20 for breakfast, $22 for lunch, $33 for dinner and $5 for incidentals, with $60 on the first and last day of travel.

Fiscal year 2026, October 2025 to September 2026

For a job that began before October, the prior year's table set lodging at $140 a night for most months and $169 from January through March 2026, with the same $80 for meals and incidentals.

What the table means for a crew

The per diem is a ceiling per traveler, per night. For a crew of six in November 2026, the federal lodging ceiling adds up to $870 a night, six times $145, or $26,100 over thirty nights. In February 2027 the same six travelers carry a ceiling of $1,068 a night. Meals and incidentals for six add another $480 a day at the full rate, and a crew that cooks most nights keeps more of that allowance. A house is one rate for everyone in it, so the comparison is our written monthly rate for the house against the ceiling for the whole crew.

Florida lodging tax

Florida's 6 percent state tax on transient rentals applies to stays of six months or less, and Orange County, which covers all of our homes, adds its 6 percent Tourist Development Tax on stays under six months. Florida Statutes section 212.03 exempts a bona fide written lease for longer than six months of continuous residence, and a guest who stays continuously longer than six months after paying the tax on the first six. If your job may run past six months, say so on the first call and ask us how the taxes will show on the invoice; your accountant has the final word.

Our guide to per-diem lodging for government and contract travelers covers task orders and travel vouchers, our government and per-diem housing page lists the homes that suit that kind of stay, and furnished rental vs. extended-stay hotel walks through the monthly math.

A checklist for the crew coordinator

Send us these points with your first message and we can usually come back the same day with a house or a split of houses, the drive time to your site and the plain facts on each.

  1. Headcount and beds. How many people, whether anyone needs a room to themselves, and whether bunk beds work for your crew.
  2. The site address. The exact gate or trailer location, so we match the house to the drive.
  3. Shift pattern. Day crew, night crew or both, so we can suggest a split.
  4. Start date and expected length. Include the chance of an extension, and flag it if the job could run past six months.
  5. Rotation schedule. Who arrives when and who leaves when.
  6. Vehicles. How many trucks, and whether a trailer is coming.
  7. Who signs and who pays. The company, a subcontractor or the crew lead, and the name on the agreement.
  8. Paperwork. W-9, certificate of insurance, vendor form, purchase order or net-30.
  9. Per diem and budget. The allowance your company uses, so you can set our written rate beside it.
  10. The first arrival. The name and phone number of the person driving in first.
  11. Pets and special needs. A dog traveling with the foreman, or anything else the house should have ready.

Send it through the contact page, or check open dates on the search page. If you are still choosing between our homes for a mixed group, our guide to which Libema home is right for you matches each house to the stays people book.

Good to know

Common questions.

What is crew housing in Orlando?

It is a furnished place where a work crew lives together for the length of a job. With us that means a whole house for each crew, sized by real beds, so every worker sleeps in a king, queen, double, single or bunk, never on a sofa. The company signs one agreement per house, and the crew shares the kitchen, the laundry and the driveway.

Which of your homes fits a crew of eight?

None of our houses has eight confirmed real beds on its room-by-room list. Game Day Getaway-Downtown Orlando's listing text describes eight beds, including a bunk room and a king bedroom, so send us the crew list and we will confirm its layout. Otherwise, The Clue House with six real beds and Entertainment Home with four give a crew of eight a bed each, with two spare, in the same Pine Hills neighborhood.

Is corporate housing by owner cheaper than an extended stay hotel for a crew?

For four or more workers, usually yes: one house rate against a room per worker. A hotel multiplies its nightly rate by every room the crew needs, while a house is one monthly figure whatever the headcount up to its real beds. The kitchen helps too, since a crew that cooks spends less on meals than one eating out every night.

Can you bill our company for contractor housing?

Yes. The company can be the party on the agreement with the crew listed as occupants, and the invoice comes monthly in the company's name. Established companies can use net-30 under a signed agreement or a purchase order once the first month is settled, and a W-9, a certificate of insurance and a completed vendor form are available when your accounts team asks.

Do your homes have parking for work trucks?

Yes at most homes. Twelve of our thirteen list free parking on the premises, and Piedmont's photos show a long private driveway with off-street parking. Driveways differ in size from house to house, so the vehicle line on our coordinator checklist is how we match a crew's trucks and any trailer to the right house before arrival.

What is the per diem lodging rate for Orlando in 2026 and 2027?

For federal fiscal year 2027, October 2026 through September 2027, GSA sets Orlando lodging at $145 a night for most months and $178 from January through March 2027, excluding taxes, with $80 a day for meals and incidentals. For fiscal year 2026 the lodging rate was $140 for most months and $169 from January through March 2026.

Can the crew rotate during the job on one booking?

Yes. A single agreement can cover a house through several crew changes, as long as the number staying at any one time stays within the house's real beds. Send the rotation dates with the names of who is coming and going, and the booking is updated before each change so everyone sleeping there is on it.

How soon can a crew move in?

Often within a few days, depending on which houses are open for your dates. Send the start date with the headcount and the site address, and we will say plainly what is available and which houses fit by real beds. If your crew arrives in stages, list each arrival date and we will plan the booking around it.

How close are your homes to the Camping World Stadium renovation?

Close. Nine of our thirteen homes are eight minutes or less from Camping World Stadium by road. For the stadium job we usually suggest Game Day Getaway-Downtown Orlando or City and Stadium Sanctuary Vibes, or Piedmont when the crew brings several trucks, and the commute chart in this guide shows every home's figure so you can weigh the drive against the beds.

Do we pay Florida lodging tax on a long crew stay?

Florida's 6 percent state tax covers rentals of six months or less, and Orange County's 6 percent Tourist Development Tax covers stays under six months. A bona fide written lease for longer than six months of continuous residence is exempt under section 212.03, as is a guest who stays continuously past six months after paying tax on the first six. Flag a long job on the first call.
